There are two bedrooms and one living area located on the main level of the house. The primary bedroom features a king-size bed, ensuite bathroom and closet. The second bedroom is outfitted with a queen-size bed and closet. The third bedroom is located on the lower level. It features a twin-over-full bunk bed with twin-size trundle bed, and closet space. -- BATHROOMS -- There are two full bathrooms and one half bathroom. The half bathroom is located on the first floor and is next to the living room. The first full bathroom is attached to the primary bedroom. The second full bathroom is located on the lower level next to the bunk room. All bathrooms include towels and essential toiletries (body wash, shampoo, conditioner). -- KITCHEN -- After chilling by the lake all day, prepare your favorite meal in the fully loaded kitchen with everything you’ll need for cooking and baking. Aside from all the kitchen basics, you’ll also find a toaster, a blender, and a fully stocked coffee bar. Sip on morning coffee or tea on the upper deck and take in the beautiful Northwest Arkansas sunrise. Complimentary coffee, k-cups and tea provided. When it comes time for enjoying your meals, you can head over to the beautiful wood dining table that seats six, plus bar seating. The open kitchen/dining area is perfect for morning chats, family meals and game night. -- LIVING ROOM -- There are two living spaces in the house. The main level living room is located next to the kitchen and is a great space for chatting while whipping up culinary delights. The second living room is located on the lower level. It is the perfect spot for lounging around with family and friends, or watching a movie on the Smart TV. Additionally, you can make complimentary popcorn while you play board games with friends and family. -- OUTDOOR AREA -- Our home offers the best in outdoor living. With two decks, there is plenty of space and seating for you and your guests. The upper deck features a lounge area as well as an outdoor dining area for dining al fresco. The lower deck includes a hot tub, corn hole, and string lights that make for a warm ambience in the evenings. We’re committed to being great neighbors, and we strictly enforce these rules to ensure the comfort and safety of our community. - NO Parties or Gatherings: Absolutely no parties or gatherings. Sojora uses a noise monitoring device that detects noise levels inside the unit to detect parties. Sojora has a zero-tolerance policy, and if a party has been detected, your reservation will be terminated without a refund and you will be charged a fee of $500. - NO Smoking: Smoking of any kind (including tobacco, marijuana, e-cigarettes, vape pens, and hookahs) is never allowed at this property. This applies to the entire house, including the balcony or patio, as well as all outdoor areas of the house. Sojora properties may be monitored with marijuana and tobacco sensors. If smoking has been detected, your reservation will be terminated without a refund and you will be charged a fee of $500. - NO Pets: If an unauthorized pet is detected, the guest will be charged a $500 fee, and the reservation will be canceled. Hot Tub: When you book this reservation, you agree to the following information concerning the hot tub. By using the hot tub, I recognize and fully understand certain things, including my party's use of the hot tub facilities during my stay involves certain risks, including but not limited to: - The risk of injury resulting from possible malfunction of the hot tub equipment; - The risk of injuries resulting from tripping or falling over obstacles in the hot tub area; injuries resulting from consumption of alcohol - The risk of injuries resulting from no lifeguard present during my stay - The risk of other injuries resulting from participating in any action in the hot tub or near the hot tub - Exposure to COVID-19 • I recognize and fully understand that the above list is not a complete list of all possible risks; the list only provides examples of types of risks that I am assuming. In exchange for allowing me and my GROUP to utilize the hot tub and hot tub area during my stay , I hereby agree to the conditions below. I fully intend and choose to give up the legal rights, as stated below: 1. TO WAIVE ANY AND ALL CLAIMS, to include but not limited to bodily injury, or Covid-19 and disease that my GROUP may have in the future against the Owners of the PROPERTY or the Vacation Management Company (hereinafter referred to as the “Releasees”) relating to my use of the hot tub and hot tub area; 2. TO RELEASE THE RELEASEES from any and all liability for any loss, damage, injury, expense, or other cost that I may suffer or that group may suffer in connection with my use of the Releasees hot tub or hot tub area to any cause whatsoever, INCLUDING NEGLIGENCE ON THE PART OF THE RELEASEES; 3. TO HOLD HARMLESS AND INDEMNIFY THE RELEASEES from any and all liability to property, or personal injury to, any third party, resulting from the use of the hot tub or hot tub area 4. That I am over the age of 18 and that I am responsible for my GROUP and my GROUP will adhere to all the rules of the property; 5. That this Waiver, Release, and Agreement is fully effective and shall be effective and binding upon me, and my heirs, next of kin, executors, administrators, and assigns, or anyone else authorized to act on my behalf or on behalf of my estate. I have read and understood this document. I am aware that by booking this rental managed by Sojora, I am waiving certain legal rights that I or my party may have against the Releasees, and I fully agree to do so. - To abide by all legal requirements and property rules, you WILL be asked to provide a copy of your official government-issued photo ID, confirm your contact information, pass through our verification portal and complete a criminal background check. There is one next to the front door, facing the front of the door. It will be on during your stay. There are NO cameras or recording devices inside the house. - Contact During Your Stay: Sojora is your first point of contact during your stay. Guest agrees to contact us directly should any issues arise. - Noise: At all times, Sojora guests may not disturb their neighbors’ quiet enjoyment. In addition, guests must observe quiet hours from 10 p.m. to 8 a.m. Parties and large gatherings are prohibited. Properties are proactively monitored with decibel sensors for compliance with this noise policy. - Occupancy: Each property has a maximum occupancy limit. There can be no more than the specified number of guests on the premises at any given time. If any unauthorized individuals are detected, guest will be charged $50 per guest per night. - Package Handling: Unlike traditional hotels, Sojora does not have a staffed front desk, so we cannot accept any package deliveries. Instead, we can provide a list of nearby UPS, USPS, FedEx, and Amazon Hub locations that can receive packages. - Lost and Found: Sojora assumes no liability for lost, misplaced, stolen, or damaged belongings, including any belongings that are left in the townhouse after your departure time has passed. - Return of Fobs & Keys: All designated fobs, keys, and parking passes must be left in the unit upon checkout. Failure to leave all access items behind will result in an immediate replacement fee of up to $250 per item. Please alert us immediately if any items are missing at the beginning of your stay. - Infestation: If Sojora determines that you have brought any infestation into the unit or onto the premises, Sojora reserves the right to charge you for any and all costs and expenses that we deem necessary to address the infestation. - Parking: There is a carport that can fit one (1) vehicle. There is a driveway that can fit two (2) vehicles. There is NO street parking. Vehicles are parked at the risk of the owner. Sojora shall not assume liability or responsibility for any vehicle, occupants, or contents while operated or parked on the property. - Damaged or Missing Property: Guests are liable for any damage and/or theft at the townhouse, premises, or property caused by the guests, their visitors, or other persons present in the house during the guests’ stay. This includes damage to rooms, fixtures, furnishings, and equipment (such as towels, artwork, electronics, and kitchen equipment). Sojora reserves the right to charge guests for 120 percent of such amounts as it shall in its sole discretion deem necessary to compensate or make good the costs or expenses incurred or suffered by Sojora as a result of the damage and/or theft. Charges may include but are not limited to all property damage, missing or damaged items, smoking fee, cleaning fee, and guest compensation. - Use: The house and all amenity areas shall not be used for any unlawful or illegal purpose. No nails, screws, or other items may be driven into any portion of the house. Guests shall use the house for residential purposes only. Guests shall not conduct any commercial, industrial, or retail activity in the house. - Third-Party Bookings: The house cannot be booked on behalf of someone else. If you are booking the house, you acknowledge that you are the primary guest who will be staying in the house. If it is determined that you are not the primary guest staying in the house, your reservation will be terminated without a refund.
